chevron_rightWhat are your high demand services? Hint: Beach Umbrellas and Housekeeping... Without question, our owners and guests request housekeeping and beach umbrella service. In an effort to serve everyone, we encourage all to provide as much advance notification as possible for either service.Beach Umbrella sets are reserved in order they are received. During the high season (April 1st thru August 15) & Holidays, you might want to get your reservation early if you want to be on the front row! Be sure to coordinate with your fellow owners and friends if you want to be seated next to each other.Housekeeping during the high season & holidays can be a challenge for those who do not reserve in advance. When you decide to visit, let Management know and we will do our best to make sure your service standards are met. Keep in mind, we must prioritize those units in the rental pool when there is a pending reservation.

chevron_rightWhat are the parking options at Padre Grand? Secured parking is available to all owners and guests. During peak season, only one parking space per condo unit is allowed; the front-office will issue one parking pass per unit. The assigned vehicle will need to display pass on the rearview mirror. Any unauthorized vehicle will be towed.During off-season, parking is not restricted although the front-office maintains the right to monitor and manage, as necessary.*Two high-speed automobile chargers are available for use at the South side of the Tower building. One is a Tesla specific charger and the other is a 220V outlet that accepts other charging types. Their use is strictly limited to owners and registered guests. You must notify the front desk of their use in order to help coordinate usage by others.

chevron_rightDoes Padre Grand allow pets? Each unit at Padre Grand are privately owned condominiums, thus, each unit owner decides if pets are allowed. See the "For Rent" section to determine individual Pet Policy*.* = Certified Service Animals are always allowed.

chevron_rightDoes Padre Grand have Wi-Fi? Padre Grand has Spectrum Cable TV and Internet available to each unit. As each condo unit is individually owned, it is up to the condo owner to ensure proper setup of all equipment.

chevron_rightAs a prospective or new (or experienced) owner interested in remodeling my unit, what are some things I need to know? We welcome anyone who wishes to 'refresh' their unit. Keep in mind however, there are certain restrictions everyone is obligated to abide with. First, we all have different views of a 'refresh' or remodel. Our governing documents outline some of the responsibilities of owners so as to prevent structural damage to the building, common elements and adjoining neighbors or a nuisance. No owner may alter the appearance of the Common Elements of the unit, balconies, nor can they alter any structural, plumbing or electrical installation that may affect the building without written approval of the Association. We encourage you to review your plans with Management to ensure issues are kept to a minimum. Equally important is the time frame in which such activity is allowed. As you might imagine, our owners and residents expect the tranquility of what the beach and The Padre Grand has to offer. Upfront coordination will level set expectations and is highly encouraged.
- Contractors shall always abide by the Rules and regulations set by the Association or Management
- Contractors and owners are responsible for any and all damages caused to Association property
- Restricted Hours are limited to Monday-Friday (excluding holidays) between 9:00am-5:00pm
- Remodeling (including a refresh) is expressly prohibited during the high season (April 1st thru August 15th) and holidays

chevron_rightI'm interested in renting my unit. I can do that on my own, right? Pursuant to our Governing Documents Art VI, Sec. 3, the Board has appointed The Padre Grand as the exclusive agent for all rentals. No third party vendor, owner, or agent is authorized to accept or otherwise negotiate short or long term rentals at The Padre Grand. Any such reservation will not be honored and subjects the Owner to a fine and penalty. Rental rates are set by the HOA Board and are non-negotiable.
